WHAT IS LITTLE HAWKINS CLUB?

Little Hawkins Club comprises the owners of Little Hawkins Island, a private, gated family compound located on a private island within the prestigious gated residential community of Hawkins Island on Saint Simons Island, Georgia. The 3+ acre upland hammock includes a 6,000 square-feet main residence; two 1,500 square-feet guest cottages; a 2,000 square-feet Clubhouse with bar, lounge and pool table; fitness center, heated swimming pool and spa; and, 700 feet of seawall fronting deep water with boat dock and lift. The exquisite estate is completely furnished, equipped and maintained for Members’ comfort, entertainment and convenience. Membership includes enjoyment of an extensive list of Club amenities and services. Club Members are entitled to apply for year-round Invitational membership in Sea Island Club, with special benefits, providing privileged access to its world-class amenities and services.

HOW MANY MEMBERSHIPS WILL BE OFFERED?

Little Hawkins Club will accept a maximum of ten (10) families as its Members, in order to maintain the exclusivity of the property and maximize Members’ opportunities to experience the Little Hawkins Island/Sea Island lifestyle throughout the year.

WHAT ARE THE ADVANTAGES OF BEING A MEMBER OF LITTLE HAWKINS CLUB?

The Club is designed to provide its Members with generous and flexible estate vacations, providing all the amenities and hospitality services one could desire when entertaining family and friends, removing the management and maintenance concerns normally associated with ownership and operation of such a compound. Sharing ownership among a very small group of discerning, like-minded families also significantly reduces the financial burden of owning and operating such a magnificent
estate outright.

AS A MEMBER, HOW OFTEN MAY I USE LITTLE HAWKINS CLUB?

Members have virtually unlimited access to Little Hawkins Island, in accordance with its Club Rules and Reservation Policies and Procedures, which have been designed to fairly allocate access among the Members throughout the year. Members can plan ahead for their most important dates (which may vary from year to year), enjoy additional vacations as space availability allows; and, visit more spontaneously on short notice. Usage flexibility is key – if some Members use Little Hawkins Club less, others can use it more frequently. A Rotating Priority System among Members equitably allocates access whenever demand for particular dates exceeds availability.

Members can enjoy Little Hawkins Club themselves with family and friends or send sponsored guests, in accordance with the Club Rules and Reservation Policies and Procedures. Members, their immediate and extended family as well as Accompanied Guests enjoy year-round privileges at Sea Island Resort, whether or not they are in-residence at Little Hawkins Club.

CAN MEMBERS RENT THEIR UNUSED VACATION ALLOCATION?

No. Rentals are not permitted at Little Hawkins Club, in keeping with the community Declaration of Hawkins Island Owners Association and that of the Club. Any Member who attempts to rent their Club access to others will be in violation of both Little Hawkins Island and Hawkins Island restrictions and may be suspended from access to Little Hawkins Club in addition to any other applicable penalties.

HOW IS MEMBERSHIP EVIDENCED, AND CAN IT BE SOLD OR TRANSFERRED?

Little Hawkins Club Members receive an undivided, fee simple, deeded ownership in perpetuity in Little Hawkins Island and all its improvements. Like other real estate, Ownership may be sold, willed or transferred, subject to the Little Hawkins Club governing documentation and applicable laws, including the right of first refusal of the Founder, and subsequently the Association, to purchase any resales. Club furnishings are owned by the Association for the benefit of Club Members for ease of replacements and periodic refurbishments. The Association has engaged Sea Island Services, LLC to manage the property, and, as such, it is responsible for maintaining the exterior and interior of the property.

ARE PROSPECTIVE MEMBERS VETTED?

Absolutely. The Club Declaration provides, among other things, that new Owners/ Members must apply to the Board for membership in the Club, which includes identification and proof of creditworthiness. Applicants must meet with the Board as well as submit to a credit check, criminal background check and other such other reasonable background checks as may be required by the Board.

DO MEMBERS HAVE GUEST PRIVILEGES?

Yes. Members may invite Guests to stay with them during any of their Little Hawkins Club vacations and they may also sponsor Unaccompanied Guests to use the property without a nightly lodging rate during their Planned Vacations. In order to maximize availability for Members and their families, Unaccompanied Guests may not stay at Little Hawkins on a Space Available or Short Notice basis. (See the Club Rules and Reservation Privileges and Procedures for further details.) Usage is subject to maximum occupancy limitations.

As with other fine resorts and private clubs, Sea Island Club guest activity fees apply and vary depending on the particular activity and whether the guest is accompanied or unaccompanied by the Sea Island Club member. (See the Sea Island Club Schedule of Dues, Fees and Charges for details.)

WHO MANAGES AND MAINTAINS LITTLE HAWKINS CLUB?

The world-renowned hospitality services and property management of Sea Island Resort are provided to Little Hawkins Club under a Management Agreement with Sea Island Services, LLC, that automatically renews each year after its initial five-year term, unless terminated by either party.

WHAT ARE THE ONGOING COSTS ASSOCIATED WITH LITTLE HAWKINS CLUB MEMBERSHIP AND WHO ESTABLISHES THEM?

The Manager prepares an annual budget for approval by the Little Hawkins Club Board and Members, covering maintenance and all routine operational expenses of Little Hawkins Island. These include maintenance and repair of interior and exterior furniture, fixtures and equipment, décor, insurance, property taxes, security, utilities, management services and reserves for future replacements. The budget also includes a contribution to the common area operations and replacement reserves of Hawkins
Island Association.

Projected expenses are allocated equally among the Members, provided however that, during the Founder Control Period, the Founder may elect to pay its pro-rata share of replacement reserves relating to its unsold Memberships and subsidize any operating shortfalls of the Association. Housekeeping fees for certain Member and Guest Occupancy are billed to the Members account or paid by the Guest upon departure, unless the sponsoring Member has made other arrangements. Sea Island Club dues are payable annually in advance directly to Sea Island Club. Sea Island Club sets its dues, fees and charges annually.

WHAT OTHER COSTS ARE ASSOCIATED WITH LITTLE HAWKINS CLUB MEMBERSHIP?

Club Members are responsible for paying any Personal Charges incurred during their visits.

WHAT IF ANOTHER MEMBER OR THEIR GUEST DAMAGES THE PROPERTY ?

Each Member is responsible for any damage caused beyond that which would be determined as “normal wear and tear,” whether such damage is done by the Member, their family, or an invited guest.

ARE PETS PERMITTED AT LITTLE HAWKINS CLUB?

Certain family pets, including most dogs and cats, are welcome at Little Hawkins Island. There are limitations on the size and type of pets permitted. Exotic pets and certain aggressive breeds are not permitted. Because of the nature of the deep cleaning required to maintain the quality of the residences and facilities, higher housekeeping fees and/or a pet fee may apply to those Members and Guests who bring an approved pet.

IS SMOKING OR VAPING ALLOWED AT LITTLE HAWKINS CLUB?

Smoking or vaping is not permitted inside the residences or Clubhouse area of Little Hawkins Club. Smoking or vaping is only permitted in designated areas.

HAS THE PROPERTY OWNERS’ ASSOCIATION BEEN ESTABLISHED?

Yes. Owners are members of two associations — The Little Hawkins Club Owners’ Association, Inc. (the “Association”), a non-profit Georgia corporation which administers The Little Hawkins Club and its property; and, The Hawkins Island Property Owners’ Association, Inc. (the “Hawkins Island Association”), which administers certain aspects of all of the Hawkins Island community properties, including gated entry and staffing, roadways and common areas. The Little Hawkins Club budget includes operating and replacement reserve contributions to both associations.

IS FINANCING AVAILABLE FOR THE PURCHASE OF MY OWNERSHIP?

Yes. Local lenders familiar with Little Hawkins Island and Sea Island are eager to extend consumer financing to well qualified purchasers of ownership at Little Hawkins Island. We will be happy to make an introduction. The Founder does not provide seller financing.

WHEN CAN I BEGIN ENJOYING LITTLE HAWKINS CLUB?

All the residences and amenities have been completed and are available for Members’ enjoyment immediately after closing in accordance with the Club Documentation, including the Club Rules and Reservation Privileges & Procedures.
